		<description>It is very unfortunate for the owners in the subdivision, but as you stated, the "foul smelling" farm was there first.  But... is that a material fact?  Did the company that marketed the subdivision know about the smell?  If so, did they mention it to the prospective buyers?  And of course, what's foul smelling to you and I, could be the smell of sweet candy to others...

So to sum it up, I think that the subdivision owners are out of luck.</description>

Municipalities make development more difficult with zoning permit price hikes, or moratoriums on permitting or raising sewer tap fees in this case.  They do this for several reasons but basically it is their defense for development getting ahead of infrastructure, school construction, fire/police protection and so on.  Then in a year or so they will make it easier for development to spur growth again.</description>

Real estate has always been such a good long term investment that it doesn't seem to make sense to stand by and try and pick the perfect moment to get into the market. If you're operating in the housing market purely as an investor trying to flip houses, I could understand some caution. But if your goal is to buy a home or sell a home in the Charlotte market, waiting isn't going to benefit you as much as you think.</description>

And with spring and summer right around the corner, prices will rise 2-5% over last years numbers.  If people are waiting around for prices to drop in order to purchase real estate, Charlotte is the wrong market to do so.  So why wait?</description>
